Picks Barn Information Guide

Okay, it’s time to fess up!

There’s currently no resident oracle or a visitor guidebook - yet!

But if you plan to visit the barn and are looking for further information, hopefully, you’ll find everything you need to know on this page...

If you have any additional questions, please get in touch.

Thank you!

Accessibility

To ensure Picks Barn is as accessible as possible, clearly signed designated parking spaces are located at the front of the building with paved, gently ramped pathways leading to the main entrance and the café at the rear. The café table heights are approximately 80cm, suitable for rolling up and dining from a wheelchair. The toilet block area near the back of the foyer includes a spacious, accessible convenience. Currently, however, the only access to The Loft is via the main staircase.

CCTV

Security cameras installed on the premises aid the prevention and detection of crime, help monitor the safety of all visitors, and generally assist in good management practices. The system is remotely monitored and continuously records activity. The Lyndon Property Company holds a valid Data Protection Certificate. Please contact the office for further information.

Cycling

Rutland is a beautiful county for cyclists with abundant, undulating, open countryside to enjoy from the saddle. Picks Barn is very close to the most apparent ride around Rutland Water, entailing a 24km whole lap route (mainly on paths), or if you have the energy, tag on the extra 10km of the Hambleton Peninsula (Strava Map). The Picks Barn Café is a welcoming refreshment destination for individual and club rides.

Dogs

Canine culture goes hand in hand with country life and is most certainly welcome here at Picks Barn, with the proviso of considering all barn tenants, visitors and neighbours, some of whom may not be equally receptive, especially when working. So, with all that in mind, dogs must be well-behaved and kept on leashes at all times, and owners must clear any fouling from the site without delay. LPC reserves the right to exclude access.

Energy Efficiency

When the barn underwent conversion, the designers aimed for heightened energy efficiency by specifying well-insulated roofing and cavity walls. The barn also uses modern technology to warm the building; three air-source heat pumps take the energy from the outside environment and, using a 300-400% effective process, create hot water piped around a network of underfloor circuits. Picks Barn has an A-rated certification.

Electric Vehicle (EV) Charging

The barn hosts a charging station with two 7kW Type-2 connectors. You’ll need the Charge Assist App installed on your phone to use and pay for the service - the app displays live availability. If you forget to download the app before visiting, use the available WiFi. The charging tariff is constantly reviewed and is typically set at just above the purchase price to help pay for the installation and upkeep of the hardware.

Food Hygiene

The Café Team takes pride in the standard of service and the quality of the food and drink offerings. All staff undergo regular food hygiene training, with the premises attaining a level five Food Standards Agency rating. A local authority food safety officer makes repeat inspections every 6-24 months. For further information, please speak to the café manager.

Opening Hours

The main barn has access for tenants 24/7. Running hours for events are agreed upon by prior arrangement (but generally permitted between 07:00-00:00). The café typically operates Tue-Sun per the specified hours displayed here (along with any other variances) and opens on most bank holidays.

Parking (bicycles)

Find event-style saddle rails installed at the rear of the building near the exterior café seating area. Visitors with heavier battery-powered bikes can park by the racks or prop them carefully against the shipping container. Please note that LPC takes no responsibility whatsoever for any damage, losses or injury.

Parking (vehicles)

Extensive gravel surface parking provides ample space for day-to-day requirements. Please note that reserved places for tenants exist outside the main entrance. Also, look out for the specific areas marked for disabled visitors and the electric vehicle charging station. Café customers are kindly requested to use the rear car park extension (which is closer anyway) and park sensibly - do not leave enormous gaps between vehicles!

Recruitment

Lyndon provides local employment opportunities across The Estate, Farms, and Picks Barn. The Café is always keen to hear from motivated and responsible individuals in various roles, including kitchen porter, server, barista, cook, etc. Register interest in future job openings, or follow social media.

Tenancies

The main barn features four private office suites and a further business unit with an integrated office. These are all let on short-term tenancy agreements with any imminent availability listed on the Workspace page. Please also feel free to contact the Lyndon Estate Office to express interest in future vacancies.

Toilets

Have you ever heard of toilet tourism - Picks Barn is worth a visit to experience the custom-built conveniences! On the ground floor, you’ll find lavatories for men and women and an accessible restroom with a baby changing table. The upstairs ‘Loft’ events area has four more toilets, satisfying demand when more significant visitor numbers are on site.

Walking

If you’re looking for somewhere to walk the dog or get some simple exercise, Picks Barn is a great place to start, with lots of country air and amazing views to enjoy from the moment you step out! Find a selection of routes on the walks page, all of which link into the Ordnance Survey mapping system. Afterwards, enjoy well-earned refreshments from The Café!

Waste

There’s no escaping it, but in an ever-increasing environmentally conscious world, everyone must take responsibility. How it’s dealt with matters. So, Picks Barn endeavours to reduce generated waste and separates dry recyclables and glass for collection, leaving a minimal amount for landfill or incineration. And where possible, food waste goes for composting on the estate for use in the kitchen garden.

WiFi

With people increasingly looking for ways to switch off by disconnecting from the information superhighway, it’s ironic that such provision is now integral to daily life. On that basis, complimentary high-speed wireless internet is available throughout much of Picks Barn, including The Loft and Café (this also covers The Outback). If you need to recharge your device, please find power sockets (with USB outlets) in the Café area. Use the internet and charge points at your own risk.
